A local team for a clearer way to build
Smoky Mountain Barndominiums and Custom Homes helps East Tennessee property owners move from an early building idea to a practical project plan. We combine access to Metal America’s engineered, American-made steel building platform with local guidance and licensed Tennessee general-contracting support.
Our role is to make the process easier to understand. Customers can begin with a steel building package, choose an installed shell, or request coordinated support for concrete, permitting, trade partners, and turnkey construction. The right scope is based on the land, intended use, budget, and timeline—not a one-size-fits-all sales pitch.

Where we work
Our primary focus is Knoxville and East Tennessee, including communities across Blount, Sevier, Loudon, Anderson, Jefferson, and Hamblen counties. Project availability depends on the site, requested scope, schedule, and delivery requirements.
Warranty responsibilities
Work performed directly by Smoky Mountain Barndominiums and Custom Homes includes a standard one-year builder’s warranty, subject to the final written construction agreement, scope, exclusions, and applicable terms. Metal building packages and components carry separate manufacturer or supplier warranties provided and serviced by Metal America. Applicable responsibilities are reviewed before the project agreement is finalized.
What happens next
Tell us about the property, ZIP code, intended building, land status, desired scope, budget, and timeline. We review those details personally, identify missing information, and recommend the most practical next step. Submitting a project request does not commit you to a purchase.
