How the process works

  1. Share the property and vision. Tell us the ZIP code, land status, intended use, approximate size, budget, and timeline.
  2. Choose the project scope. Compare a building package, installed shell, and turnkey construction.
  3. Review site and design requirements. Confirm access, foundation, utilities, permitting, engineering, and financing considerations.
  4. Move forward with a defined plan. Final scope, pricing, responsibilities, and schedule are documented before work begins.

Serving Knoxville and East Tennessee

Our primary service area includes Knoxville, Maryville and Blount County, Sevierville and Sevier County, Lenoir City and Loudon County, Oak Ridge and Anderson County, Jefferson City and Jefferson County, and Morristown and Hamblen County. Availability depends on the site, project scope, delivery requirements, and schedule.

What affects a barndominium budget?

Total project cost depends on the building size and engineering, property access, grading, concrete, utilities, interior finishes, permitting, labor, and selected level of service. Sharing a realistic budget early helps us recommend an appropriate package, shell, or turnkey path. Any pricing is confirmed only after project details and exclusions are reviewed.

Frequently asked questions

Do I need to own land before starting?

You may begin planning before purchasing land, but the final property affects setbacks, access, grading, utilities, permitting, foundation requirements, and total cost.

Can you help with concrete and permitting?

Depending on the location and selected scope, we can coordinate concrete-foundation requirements, permitting guidance, and qualified trade partners as part of a defined construction plan.

Is financing available?

Financing programs may be available for qualified customers and projects. All financing is subject to application, lender approval, program terms, and availability.

What happens after I submit the project form?

We personally review the property, desired building, scope, budget, and timeline. We then contact you to confirm missing details and recommend the most practical next step. Submitting a request does not commit you to a purchase.

Warranty responsibilities

Work performed directly by Smoky Mountain Barndominiums and Custom Homes includes a standard one-year builder’s warranty, subject to the final written construction agreement, scope, exclusions, and applicable terms. The metal building package and its components are covered by separate manufacturer or supplier warranties provided and serviced by Metal America. We review the applicable warranty responsibilities before the project agreement is finalized.
